Why owners in Puerto Plata use a property manager

Puerto Plata is a working city as well as a holiday destination, and that shapes its property market. Owners here range from retirees with a villa in Costambar or Cofresí to investors with a condo in Playa Dorada and Dominicans who have come back from abroad to a family house in town. Many are away for long stretches, so property management in Puerto Plata covers everything from keeping an empty home safe to running a full vacation rental.

Demand is varied too. The beach and resort areas draw vacation renters, while the city itself has a steady long-term market of professionals, families and retirees who want to live near shops, clinics and the Malecón.

When you compare the companies listed below, check whether they know your specific area and building, whether they also administer condominiums, and how they report on money and maintenance while you are away.

Property management in Puerto Plata: what to know

Where owners buy in Puerto Plata

The city and its surroundings are spread out, so a manager’s coverage matters as much as their price.

  • Playa Dorada, east of the centre, is a resort complex with hotels, a golf course, condos and villas. Many units sit inside complexes with their own administration and maintenance fees.
  • Costambar, a residential community just west of the city, mixes holiday homes and full-time residents, from small houses to larger villas.
  • Cofresí, a little further west, is known for its beach, hillside villas and the Ocean World park.
  • The historic centre and the Malecón have older homes, including Victorian-style wooden houses, alongside newer apartment buildings.

Gregorio Luperón airport (POP) lies east of the city, on the way to Sosúa, and two cruise ports, Amber Cove in Maimón and Taíno Bay in the city, bring a steady flow of day visitors to the area.

What local property managers offer

Most companies combine several services: vacation rental management (listing, pricing, guest communication, cleaning coordination), long-term rental management (finding tenants, contracts, rent collection) and home watch for empty properties. In Playa Dorada and Costambar you will also find firms that act as the administrator of a condominium or residential complex.

Under Ley 5038 on condominiums, the owners form a consorcio, decide in assembly and share common expenses in proportion to their unit, while the administrator runs day-to-day affairs. The condo and HOA administration guide explains how this works in practice.

How much property management costs in Puerto Plata

Prices vary between companies and with what is included, so compare the full scope of services rather than the headline percentage. Common structures:

  • vacation rentals: about 15–30% of booking revenue, with full-service packages at the top of the range
  • long-term rentals: about 8–12% of monthly rent, sometimes plus a placement fee of around half to one month’s rent
  • home watch: a flat monthly fee

Many companies quote in US dollars, and ITBIS (18%) may be added. Your cuota de mantenimiento is separate: each condominium sets it, usually in proportion to unit size, and it depends on amenities such as security, pools, generators and gardens. There is more detail in our fees guide.

Tourists or tenants?

A Playa Dorada condo with resort access lends itself to vacation rentals, especially in the winter season. A house in town or in Costambar may do better with a long-term tenant. Long-term leases now fall under Ley 85-25 (2025): written contracts, a deposit of up to two months’ rent for housing, annual increases generally capped at 10% and evictions only through the courts.

Vacation rentals earn more per night but bring cleaning, wear and tear, ITBIS registration and fiscal receipts. Before you list, read your condo’s reglamento for any limits on short stays.

Rainy season, storms and power

From 1 June to 30 November the Atlantic hurricane season brings a risk of storms to the north coast, usually peaking between August and October, and heavy rain can cause local flooding and power cuts. Ask how a manager checks roofs and drains, tests the generator or inverter, keeps the cistern and tinaco full and shares photos after a storm. Older wooden houses in the centre need particular attention to roofs and termites.

Questions to put to any manager

  • Which neighbourhoods do you cover, and do you have staff nearby?
  • Do you administer condominiums as well as individual units?
  • What does your fee include, and what is billed separately?
  • How do you report income and expenses, and how often?
  • Can I see a sample lease and a sample owner statement?
  • What happens if a tenant stops paying?
  • How quickly do you respond to emergencies?

Questions and answers

Property management in Puerto Plata: questions and answers

How much does property management cost in Puerto Plata?

Vacation rental management commonly costs about 15–30% of booking revenue, long-term rental management about 8–12% of the monthly rent, and home watch a flat monthly fee. Prices vary by company and services, are often quoted in US dollars, and may have 18% ITBIS added, so ask for a written breakdown.

What is the difference between a property manager and a condo administrator?

A condo administrator runs the building or complex for all owners, handling common areas, security, the budget and the cuota de mantenimiento as decided by the owners’ assembly under Ley 5038. A property manager looks after your individual unit: rentals, guests, tenants and repairs inside. Some companies do both.

Can I rent my Playa Dorada condo to tourists?

Often yes, but it depends on the complex. Read the reglamento, since condominium rules can restrict or set conditions on short stays. There is no specific short-term rental law yet, and tourist rentals are generally subject to 18% ITBIS, which means registering with the DGII and issuing fiscal receipts.

Do I have to pay property tax (IPI) on my Puerto Plata home?

Only if the DGII valuation of all your real estate exceeds the exempt amount, which is RD$10,695,494 for 2026. Individuals then pay 1% a year on the excess, in two instalments due by 11 March and 11 September. Some units in CONFOTUR-approved projects carry exemptions, depending on the project’s resolution.

What rules apply to a long-term tenant in Puerto Plata?

Ley 85-25 of August 2025 governs long-term housing rentals: written contracts, a deposit of up to two months’ rent, annual rent increases generally limited to 10%, and evictions only through the courts. A good manager uses a written lease and keeps records of payments and of the property’s condition.
